Step 1 Agent’s Visit to the Home
Vicki will come out to to familiarize herself with your home. This is a time where you can tell her about any improvements that have been made and other things that might make your home unique. This visit usually takes approximately 1.5 hours. You will be asked some questions about the home and Vicki will explain the process. She will follow up with a detailed market analysis.
Step 2 Stager Visit
As part of our marketing fee we utilize the help of a professional stager. This person will help you get your home show ready so that we can put our best foot forward. If you need vendors to help with your home prep, we can provide those for you too. We really pride ourselves on being a “one stop shop”.
Step 3 Professional Photography
In today’s technological world, we believe your buyer has bought your home in their minds before they ever walk in the door. This is why we include professional photography in our marketing fee as well. Presentation is everything!
Step 4 Going LIVE!
Once your home is show-ready we will go live on the market. Your home will be listed in our Multiple Listing System (MLS). All active agents in the area have access to MLS and they have their buyers set up on searches there. Your listing will then be syndicated to an abundant number of websites including but not limited to Realtor.com, Zillow, Redfin, ListHub, ect.
Step 5 Offers
With the help of Vicki, you will compare all offers received and choose the one that works best for you. Once you have chosen one and the offer is signed, you are officially under contract.
Step 6 Negotiating Repairs
As a hardworking realtor in Cary, NC, Vicki is there every step of the way, including when/if buyers ask for any repairs. She will help you negotiate those.
Step 6 Closing Day
Sellers do not need to be at the closing table. We can arrange for your seller docs to be prepared and signed ahead of time, sending a notary to you if needed. We can also help you arrange wiring your funds from closing. NO stress!
